Tri-Value Consultants is a Lynnfield home inspection outfit that's stayed under the same family's roof for decades. Joseph V. Scaduto started it as a solo operation (the company's own site puts the founding at either 1977 or 1979; Better Business Bureau records list 1979), and his son Michael J. Scaduto now does inspections alongside him. Beyond the standard walk-through before a home purchase, the company also handles condo and commercial building inspections, apartment pre-lease inspections, and expert-witness work for real estate litigation, all under the Tri-Value name, though it also does business as SPREI. Its reputation checks out across more than one source: Google shows a 4.6-star average from 11 ratings, and the Better Business Bureau grades it A+, though the business has never pursued BBB accreditation. The five reviews on file, spanning 2021 through 2023 across several platforms, tell a consistent story of buyers who hired the company ahead of a home purchase and came away satisfied with a thorough, plainly explained inspection and report. There's no more recent activity to confirm the pattern has held up over just the past six months, but the multi-year, multi-platform agreement is itself a reasonable signal for a shop this size. Worth asking about directly: this is a one-employee operation by BBB's own count, so scheduling may hinge on Joseph or Michael Scaduto's personal availability rather than a larger staff. And because the business hasn't sought BBB accreditation, that A+ grade reflects BBB's own criteria rather than a vetted membership. For a pre-purchase home inspection in the Lynnfield area, or a condo, small commercial building, or pre-lease apartment check, Tri-Value is a long-tenured, family-run option; confirm current availability and turnaround time before booking, since an operation this size can only take on so much at once.

We contacted Tri-Value looking for an inspection on a house we were considering purchasing. Michael was able to fit us in quickly as time was of the essence. The inspection was quite thorough. Michael took my husband around the property to point out some key safety issues. The final report we received was extensive and very easy to understand. Due to the issues we learned through Michael we did not feel comftorable moving forward with this property. Since we are continuing our search we will be calling Tri-Value again. It was money well spent!

Michael and Joseph provided a fantastic service inspecting our future home. As this is not my first home purchase, I have worked with other inspectors and Mike and Joe were by far the most knowledgeable and thorough. We learned so much at the time of inspection and even more from the extensive write up with photos we received after. I highly recommend their service and if I ever need another home inspection they will be my first call.

As a first time home buyer, my thoughts of a home inspection is already scary from the beginning. Definitely had to prepare for the worst. When I arrived to the potential home around12:20pm(appt at 12:30), I already see Mike getting to work. (I thought he was the seller at first) Upon meeting Mike, very inviting right off the bat, he mentions his years of experience, information about what he does. In doing so, we noticed workers hired by the seller working around the house and he advised with caution about foundation work during cold brittle weather. It was cold and windy that day so very great information to keep handy. As they went to work, Him and Joe WENT TO WORK! Unfortunately there was lots of items blocking the view of potential issues. He made note to keep an eye out. After every room/apartment, he reviewed every detail of every room that had issues or what to keep an eye on. Very Thorough. It’s my first inspection ever, although worried and still preparing for the worst, it was expected. I knew nothing was going to be perfect and that’s okay. He kept it real. I’d rather be in the know of the issues and know of the things to keep an eye out than expect the worst blindly. Him and Joe provided a detailed inspection report with Pictures!!!! (Imagine going to a restaurant, looking at the menu with no pictures but words. I love when restaurants have a full menu with Pictures). And WOW, the inspection report (completed/sent within 24hrs) they provided was very detailed, informative, and great to have. With a separate PICTURE REPORT!(within 2 days) you can tell how much input Mike and Joe had put into this for me. I appreciate this! I 100% feel that when you hire their service, they make it known that they work and do their job to protect and look out for YOU. Again, I am new at this, as I’m thinking about it now, I’m really glad Mike and Joe were hired to do the inspection. As they said, once a customer, you’re a customer for life. So if any issues or concerns I have later on, I can always seek their expertise anytime. I really appreciate you guys. Thank you for a 10/10 service

The only home inspector that I have met that is for the home buyer or home owner. Most home inspectors work with realtors and will not tell you what is wrong so you will just buy the house. Not just a box checker. You get a real report with pics and facts that can be backed up with proof. They also stand behind there word and will tell you what to do to fix the problem. If your buying a home you need a home inspector that is working for you. Also I would recommend them to inspect a contractors work before you pay the contractor there final payment. To many times city inspectors give the OK on Bad work.
