"Thorough" is the word that recurs in nearly every review of Pro-Tech Consultants, and it comes with specifics: one 2025 client watched Wayne spend about five hours on a large duplex, cataloguing its quirks as he went. The company inspects houses and condos out of Arlington, and reviewers place him at properties in West Roxbury, Brookline, Marshfield and Maynard. Its Massachusetts home inspector license is active. The written history runs deep — 180 reviews since 2017 across five sources, a 5★ average over 185 Google ratings, and an A+ grade on its BBB page. Repeat business is the pattern: one reviewer wrote in 2025 that Wayne had inspected a house they bought almost two decades earlier, then a 150-year-old home more recently, and found him the same both times. What people credit him with is catching the expensive things. A 2025 reviewer said he flagged roof water damage and minor foundation cracks that the seller then repaired; another that year said he found a significant structural problem that was invisible on the walkthrough and it changed their decision. First-time buyers keep describing the same rhythm: he narrates the inspection as he moves through the house, stops for questions, and separates what needs action now from what only needs watching. Reports land fast — a buyer this May had a photo-illustrated write-up by the end of the same day — and a 2025 client said the notes from their inspection were still useful months after closing. The dissent is a single one-star review from 2020. That buyer said Wayne pitched a higher-than-usual fee on the grounds of being more thorough, then missed several items that cost thousands after the purchase, and that the repair costs he did estimate ran close to double. It is six years old and it stands alone in the written history, but it points at the two things worth settling in advance: what the fee covers, and how firm the repair-cost figures in the report are meant to be. For a first house or an older condo — where the value is in someone who will spend the afternoon and explain what he found — this is a straightforward call. Ask what the inspection costs and how long he expects to be on site, and treat the dollar figures in the report as starting points rather than quotes.
Wayne is a wealth of knowledge and extremely meticulous in the work that he does. I have used many different home inspectors, but Wayne’s sets himself apart from others through patience and knowledge. I will be using Pro Tech for more inspections in the future!
Wayne was great to work with. He was personable and easy to talk to. He was thorough in examining our house and took time to explain his findings and answer our questions. The written report he provided (by the end of the day!) included photos that made it very easy to understand the text of his report.
Wayne was extremely thorough in his inspection of the condo property we are interested in buying in West Roxbury. He was informative as he conducted the inspection and provided a comprehensive detailed report with suggestions on how to improve the property.
Wayne was so knowledgeable and helpful in allowing us to feel secure in purchasing our new home. His report was comprehensive, and he was wonderful about following up with any questions we had. Cannot recommend enough!
Wayne was a pleasure to work with from the start. My husband and I had no experience with home/condo inspections and felt reassured watching Wayne at work (he has a very thorough process). He would take time to pull us in for mini-lessons and gave ample time for our own questions.

His report was detailed and the pictures were much appreciated. Would recommend !
