Ranch Roofing has worked out of Arlington for three decades, according to the company — founded by Bob O'Sullivan, who still owns and runs it today. It started out roofing ranch-style homes before expanding to every kind of house across Arlington, Belmont, Cambridge, Lexington, Medford, Somerville, and Newton, and now handles residential, condo, and commercial roof replacement, repair, ventilation, cleaning, and skylights. What keeps showing up in this year's reviews is what happens after the invoice is paid. In late May, a homeowner whose roof was installed 25 years ago found a raccoon had torn a hole in it; Ranch fixed it within a week at no charge, since the roof was one of their own installs. That same week, another customer from a decade-old job called about a similar raccoon problem, and the owner, Bob, climbed up to look at it himself and wouldn't bill for the repair. A roof already past its warranty got a loose row of shingles fixed for free in mid-January. When a different roof started leaking mid-storm in May, the crew came out immediately, inspected from the attic and the roof itself, and moved the job to the front of the schedule. That pattern lines up with a 4.9-star average across 126 Google ratings and a BBB profile that lists the business as A+ accredited. It isn't a perfect run: one homeowner in May says two calls about a leaky-roof repair went unanswered — the one sour note in an otherwise busy stretch of recent reviews. On bigger jobs, reviewers this spring describe full roof replacements coordinated around solar-panel installs and insulation work, with named crew members (Don on sales, Ryan running the site) showing up across several accounts. The company's Massachusetts home improvement contractor license is active and verified, and its own site lists GAF Master Elite, Owens Corning Platinum, Elevate Master, and Carlisle Syntec certifications — worth asking which one covers the materials going on your roof. For a full re-roof, a skylight job, or a roof that took storm or animal damage years after Ranch installed it, the track record backs a call. Just don't assume a same-day callback on every small repair request — follow up if you don't hear back.

Ranch Roofing is an excellent roofing company I would highly recommend. From the original work done 10 yrs ago to replace a roof on our Victorian home to the excellent customer service they provided recently to address a missing shingle and vent boot after last years harsh winter they have always been responsive, reasonable, extremely efficient and provided truly reliable high quality services. (the lost shingle is our only thing in 10 years to address) .

We installed a new roof with Ranch Roofing 3 years ago. The price was fair, the quality of the work, and professionalism of the crew were exceptional. They also recommended a great insulation company for blow in insulation and coordinated with them to add blow in insulation from above while the roof was being installed. As a result, we did not have to break our ceilings from inside, saving us a lot of money and hassle. Once we had the new roof, we installed solar panels. Fast forward three years, squirrels made a nest under the solar panels and a hole in the rubber roof under the nest (advice to people with solar panels: install that critter guard around your panels). Our experience with Ranch Roofing was again exceptional. They came to assess the damage immediately, and coordinated the repair work with the solar and pest control companies. They were very professional and helpful and did some extra work for us like removing wet insulation that was under the hole, and cleaning our gutter after the work. They did not charge us for any portion of this repair work. They also gave good recommendations for how to address the water damage inside. Overall, I cannot say enough good things about Ranch Roofing. I would never use any other roofing company and recommend them wholeheartedly.

Ranch roofing expanded a window dormer for us when we first moved in 25 years ago. Then put in a new roof for us some years ago (sometime pre-Covid?) so when a raccoon tore a hole in our roof last week of course we called them. They fixed it within a week free of charge since they said it was their roof. We will forever use them after that.

We had Ranch Roofing complete our roof ten years ago. Hating heights and knowing little about roofs, I called Ranch back to ask a simple question about raccoons. The next thing I know, Bob the owner of the company drives to my house and is up on the roof in no time. Sure enough, it was raccoon damage. Bob fixed the spot and refused to bill me! I have recommended Ranch Roofing to all my friends and family in the Boston area. Bob and his crews truly care for not only the roof, but the people, families, and yes the dogs and cats, under those roofs. Nobody does it better!
