Sixty-one Google ratings, every one of them adding up to a flat 5.0 — that is the first thing you notice about Eco Floor Sanding, and it holds up across the rest of its trail: 5.0 from eight reviews on Houzz, an A+ page at the Better Business Bureau. The Waltham company works out of 8 Water Street and builds its pitch around one idea: sanding and refinishing hardwood without filling the house with dust. Alongside that it installs hardwood, stains and repairs it, and lays carpet and luxury vinyl, for houses and commercial spaces alike. It says it was established in 2015 and counts more than ten years of experience; its BBB page lists Berj Gyulakian as president and eight employees. Its stated territory is Waltham and Greater Boston, and on Houzz it lists towns from Cambridge and Newton out to Concord and Wellesley. The praise runs deep rather than thin — thirty-five written reviews from 2021 through 2025, spread across six different sources, and the tone barely wavers. Homeowners keep circling the same things: the dust containment actually working, the crew's care with old floors, and Berj himself walking them through options. Nothing critical surfaces anywhere in that history, which is unusual and worth reading as it is: a consistent record, not proof of perfection. Credentials-wise, Houzz lists the company as a National Wood Floor Association member and shows three Houzz awards and a badge, and it was named a 2024 Nextdoor Neighborhood Fave. Worth noting: the BBB grade is A+ but the business is not BBB accredited — those are different things, and the grade is the meaningful one here. Directory addresses also disagree; one listing places the company at 137 School Street in Watertown rather than Waltham, so confirm where you are actually dealing with. Founding year is likewise fuzzy — the company's own site says 2015, while LinkedIn and BBB records point to 2016. Houzz puts typical job cost anywhere from $2,000 to $200,000, which is another way of saying the scope varies enormously — a single room refinish and a whole-house installation are not the same conversation. If your floors are old, uneven, or you care about low-odor finishes, this is the kind of outfit that gets called. Ask for the estimate in writing, confirm the finish product, and pin down the schedule before booking.

Eco Floor Sanding just completed a project in our home refinishing our red oak living room and dining room floors. We couldn’t be happier with the results! When we first met Berj we were very impressed by his extensive knowledge as well as his kindness and patience in answering our many questions. We are also very grateful how he was able to accommodate some specific issues we had to work around during this project. In the end, Berj and his great team, including Tracy in the office and the crew who came to our home, made this project happen smoothly and easily. As a result, we now have beautiful floors! Without question, we would highly recommend Eco Floor Sanding. Sent from Yahoo Mail for iPhone

We loved our experience with Eco Floor Sanding. After our first meeting, we knew they were the right fit. Berj was knowledgeable and listened to our needs. His proposal was in line with our expectations. His team did a meticulous work and the floors look great! We have another floor project that we have to do down the road and we will for sure use Eco Floor Sanding again.

About 5 years ago Eco Floor Sanding refinished and installed new oak floors on the first floor of our home and did a fantastic job. We just had them back in December 2024 to install all new oak floors on our second floor and the floors are amazing. Our home is 90+ years old with uneven, creaky subfloors and Berj and his team installed the flooring to perfection. The craftsmanship is unbeatable. Pricing is fair and transparent. And Berj and his team are very professional and kept everything extremely clean while my family camped out on our first floor. We highly recommend Berj and Eco Floor Sanding!

What does a hardwood floor cost in Greater Boston?
Typical Greater Boston range for this kind of work, from regional averages — not a quote from Eco Floor Sanding. Use it to sanity-check bids, then get the real number in writing.
Estimated range
$6,000 – $9,600
Typical flooring project around $7,800
