Homeowners across the North Shore describe the same sequence — the technician arrives, explains what he's doing, fixes it that day, cleans up — and then a striking number of them add some version of "but they're expensive." Danvers-based and running plumbing, electrical and heating and cooling under one roof, Cranney carries 4,796 Google ratings averaging 4.8 and 2,686 at Best Pick Reports averaging the same. Its Better Business Bureau page is an A+ with accreditation. The June 2026 run reads like a catalog of ordinary household emergencies handled fast: a natural gas leak located and explained before the repair, an urgent plumbing leak fixed the same day by a three-man crew, a leaking hot water tank drained and a replacement scheduled for the following Monday, a rusted outlet caught before it could ignite, a 20-year-old air conditioner finally diagnosed after another company couldn't work out why it had no airflow. Technicians get named constantly, Marco most of all. Then there's the price. Four separate one-star reviews in June 2026 say it directly, with numbers. A plumber the customer called very nice and polite turned a knob in under fifteen minutes for a bill she called outrageous. A Halo LED unit on a central air system was billed at over $2,000 and, the reviewer says, installed wrong. An air conditioner recharge was described as a four-minute fix that came to four figures during a heat crunch. And a boiler customer paid $900 for a flame sensor and igniter, only to have the same fault return two weeks later. The same theme runs through what people say when nobody is selling. In a January 2026 North Shore thread, a commenter told someone to avoid Cranney by name. A December 2025 poster said their own plumber was half Cranney's price, and a June 2025 commenter called them "Cranney the crook." The fairest of these, from January 2025, is also the most useful: reliable, professional, communicative, they come when they say they are coming — "but you pay a premium for that." Another commenter who keeps an annual contract says it has worked out well. This is the call when something is broken now and you want one number that covers the plumber, the electrician and the HVAC tech. Get the price in writing before work starts, ask what the diagnostic fee covers, and on anything routine, get a second quote — that is exactly where the complaints concentrate.

Marco inspected our plumbing and took a water sample for testing. We are thinking about a whole house filtration system but have never heard back with the results from 5/29.
