REEF Builders — trading as REEF, Cape Cod's Home Builder — runs out of 24 School Street in West Dennis and designs and builds custom homes, renovations and additions across Cape Cod. The company says it has been at this for 32 years and has completed more than 1,500 homes, renovations and additions, and it is led by president Matt Teague and vice president and co-owner Jim Hagerty, both of whom stepped into those roles in 2011. The Better Business Bureau's file puts the start date at 1985 and lists six employees. The outside record is consistently positive, if not deep. A Cape Cod poster whose spouse worked at the company described it as a builder of high-end homes. Google shows a 4.3-star average across eight ratings and Houzz a 5.0 across twenty-five, and the firm's Houzz profile carries Houzz Best Of awards for 2014 through 2017 and BRICC awards from the Cape's building industry association in 2014 and 2016. Written customer accounts remain sparse — the ratings that exist date from 2022 to 2024. Credentials are unusually well documented for a builder this size. BuildZoom lists a verified license and a permit history of about thirteen projects over three years that skews toward new construction, with a typical job value near $248,500. BBB grades the company A+ while noting it is not accredited, and records the company's own statement that it extends a one-year warranty on newly constructed homes and remodeling projects. The website lists a Massachusetts construction supervisor licence, a home improvement contractor registration and a real estate licence, all of which are the company's own claims rather than registry-verified facts here. The scale of the work is the thing to match against your own plans. Houzz puts REEF's typical job cost between $200,000 and $3,000,000 and the permit record backs up that range, so this is a firm oriented toward whole-house builds and major renovations rather than small repairs. Ask how the design and permitting phases are billed before construction starts, confirm the licence numbers directly with the state, and ask for recent Cape references — the firm's public awards run through the mid-2010s and the newest ratings are a couple of years old.

My wife worked for REEF Builders for many years. They do high-end homes.

We engaged REEF to raze a crumbling cottage in the family and build a nice brand-new home and the experience met all expectations. The pre-construction engineering cost came in on the very low end of the estimate. Everything was done on time, zero issues or concerns from the lender's inspections or the town's inspections. The construction itself was on time, right on budget, no surprises, no delays, and the expectations was set during the aftermath of COVID and volatile pricing of some construction materials due to supply chain issues. In the end it evened out as demand for construction was lower during rising interest rates. Jim set the expectations and met them during the planning phase and spoke before the zoning and health boards to get us quickly approved. Sarah helped us with the fixtures and appliances, Matt with the construction process and mechanicals, Nick the project manager was there to give a response and work through logistical issues or questions. REEF was up front with their pricing and there were no surprises. I'm sure you can find other builders that will provide slightly lower estimates if that's a game you're willing to play with a project of this size and scope. We have full confidence in the quality of the construction after having been in here a couple months after completion. I would engage REEF again in any future projects.
