Master Seal Roofing works out of 58 Brentwood St in Malden, and the work it is hired for most is the emergency leak: a ceiling stain after a storm, a chimney that lets water in, a flat rubber roof that has finally given up. Angelo is the name in nearly every review, often alongside Sam or his son. Speed is what customers notice first, and it comes up again and again. A 2026 reviewer said they arrived two hours after the call. A 2025 customer with a bedroom leak had the repair done the same morning. A 2024 caller who found shingles scattered across the yard after a windstorm said other contractors quoted weeks for an inspection while Master Seal tarped the area that evening and repaired it the next morning. Several people specifically note being taken seriously on small jobs that other firms wouldn't return calls about. The second recurring theme is scoping honestly on repairs. Two separate customers in 2024 had been told by other companies that they needed a full tear-off; both say Master Seal diagnosed a flashing or skylight repair instead, did it cheaply, and the leak stayed fixed months later. A 2024 reviewer describes a hole in the soffit chewed by animals found and closed the same afternoon. Another says they got new flashing around the chimney and the driveway sealed on the same visit. Before-and-after photos come up more than once. What pulls the read down is a consistent pattern in the complaints, and it is worth reading before signing. It is not about the diagnosis — it is about what happens after payment. A 2022 customer who paid $1,500 for a rubber-roof repair with a five-year warranty says the roof leaked again within the year, took ten calls to get a return visit, then leaked once more and their calls and emails stopped being answered. A 2023 customer says $7,375 bought four visits and a leak that never stopped. A 2022 job scheduled for one week reportedly ran close to two months, with the crew asking for final payment more than once before the work was finished. A 2022 reviewer reports three no-shows and no callback, and a 2024 one says a receipt showing a licence number was requested repeatedly and never sent. A 2023 customer who had months of work done pushes back on that picture, saying the company kept coming back and making corrections on their building. If you hire them, get the warranty terms and the licence and registration numbers in writing before work starts, and hold back a meaningful final payment until the leak has been through real rain.

Excellent Work!
They came out 2 hours after I called them that was quick! All the rain the past month my roof had a small leak other roofers wanted a arm and leg to come out Angelo didn't he was reasonable and I waited a month before leaving this review to see if my roof would leak it didn't thank you.
I had a great experience with Angelo and Master Seal. They came out right away and didn’t ghost me like other companies when they saw the job was relatively small. Frequent updates and communication was excellent and my roof has now held up through some seriously heavy rains. I would definitely use again!
