Two reviews posted within a day of each other this July tell opposite stories about the same broker. One buyer says John Gambone made a condo purchase straightforward — the unit choice, the pricing, the negotiation — and then handed over an attorney and a mortgage contact who kept the rest of it moving. The other, a one-star, says the surface knowledge is real but the actual advice underneath it isn't, and ends by telling people to stay away. Leverage Real Estate runs out of Marina Bay in Quincy. By its own description it handles the sale and leasing of residential units and investment properties in Boston and the towns around it, naming Cambridge, Brookline, Newton, Milton and Quincy as its territory, with John Gambone listed as principal broker. Its Massachusetts real estate broker license is active. The longer arc leans positive: 4.8 across 22 Google ratings, and 17 reviews spread over three sources going back to 2022. Negotiation and market knowledge are what people keep returning to — one recent reviewer's shorthand for him is a tough negotiator, and buyers describe him walking them through pricing and the mechanics of a deal in plain terms. The one-star is worth sitting with rather than waving off. It alleges nothing about money or paperwork; it's a complaint about judgment — that the forward-looking read wasn't there when it counted. It's recent, and it's the only negative of the last six months against a much longer run of praise. That makes it a fair thing to raise directly: ask how he'd price and position your particular property, and ask for a past client whose situation looked like yours. For a purchase, sale or lease around Quincy and the Boston side of the harbor, he's a reasonable call — especially if you want a broker who brings the attorney and lender relationships with him rather than leaving you to find them. Confirm the license and his specific plan for your property before you sign a listing agreement.

John made buying my condo so easy. His advice on selecting the unit, pricing, and negotiation was smart and spot-on. He also referred me a great lawyer and mortgage person, which made the whole process smooth and stress-free. Highly recommend him to anyone buying a home!

John is absolutely terrible at what he does when it comes down to the full picture of what he provides. He seems very experienced and knowledgeable at what he does on a surface level, and he may be in many ways, but when it comes to him actually advising you and giving you the best advice for the present and future, he has absolutely no idea what he's talking about. You would think with all the experience he has, he would have a solid grasp of the real estate market. He does not. Stay away. There are so many other people that really have the pulse of the real estate market, are more well connected than him, and can give you much better advice and actually back it up. This is the difference between below average and above average to great real estate agents in my opinion. His advice and supposed knowledge can really burn you like it has for me.

John is extremely knowledgeable about the real estate process and was professional and responsive throughout. He explained things clearly, answered questions thoroughly, and brought a practical, down-to-earth approach that made complex decisions easier to navigate. I appreciated his insight and experience and would recommend him to anyone looking for guidance in real estate matters.

My real estate attorney recommended Leverage Real Estate, LLC and I am so thankful. John is extremely knowledgeable about the real estate industry and was great to work with. He is very down to earth and funny too! I highly recommend.
