Sixty-seven people have rated JH One Properties on Google, and the average sits at 1.6 stars. That number is the through-line here, and it has held for years. The company runs out of 491 Washington Street in Lynn. Its own site says it manages and leases multifamily, mixed-use and commercial buildings across Massachusetts' North Shore, and describes the operation as 100% locally owned. The BBB lists it as a non-accredited real estate broker with owner Jody Harrah, a business start date of January 2015 and four employees, and says it has too little information to issue a rating of its own. Nearly everyone writing about JH One is a tenant in a building it manages, and the recent ones are rough. In February 2026 a resident wrote that hot water in the building is "non-existent"; another said maintenance hit their car and drove off. An April 2026 review is nothing but a row of rodent and cockroach emoji. In June 2026 a tenant called living in one of the units "one of the worst experiences of my entire life" and called it overpriced. One bright spot recurs by name. A June 2026 reviewer, otherwise scathing about the property, singled out Lisa in the office as the one person there who treated them with respect and called her professional and kind-hearted. The complaints stretch back years and repeat rather than evolve: an office tenants find rude and slow to answer, repairs and pest problems they say linger, and disputed charges at the end of a tenancy. Reviewers in 2022 and 2023 describe the same shape of problem the newest ones do, which is what makes a 1.6 average hard to write off as one bad stretch. What to do with that depends on which side of the desk you're on. If you're looking at renting a JH One unit, ask directly about hot water, how pest treatment is scheduled, and how maintenance requests get closed out — and get the move-out charge schedule in writing before you sign. If you own a building and are weighing them as a manager, the tenant-facing history is public and worth raising head-on: ask what has changed in the past year and who handles day-to-day tenant contact. Worth keeping in mind: this is a property manager and broker, not a home-improvement trade. The reviews speak to how the buildings are run, not to renovation or repair work you'd hire out yourself.

    I lived on that property for a couple of years and had a horrible experience very unprofessional and unpleasant living conditions. The only experience good experiences I had there was with Lisa she is the Best and Only person at that property who is professional and very kind hearted every time I had any interactions with her she treated me with respect I hope she gets the recognization she truly deserves they need more people like her on their staff team.
