Godfrey Design-Build works out of the Cummings Center in Beverly, and Pat Godfrey's name turns up in nearly every account of a job — usually alongside a designer or a site lead who handled the day-to-day. The work that keeps recurring is old houses. A homeowner writing in March 2026 described renovating the kitchen, wet bar, garden room and a bathroom of a historic farmhouse they had just bought, with the explicit aim of not disturbing the character of the place. A 2024 customer had part of a 1700s-era home redesigned and restored. Another, writing in 2017, called their house a 300-year-old antique and said they had struggled to find anyone who understood how to update it without erasing it. The second theme is the front end of the job. Customers describe the design phase in unusual detail: renderings that let them see the plan before committing, a costed schedule up front, and a single point of contact through construction — one 2019 reviewer mentioned an online system for tracking progress and questions. A 2024 homeowner had spent nine months with a different design-build firm just trying to get a quote before Godfrey produced a detailed cost and schedule estimate. Timelines come up often, and favorably. The 2024 job on the 1700s house finished exactly within the time quoted; a 2020 attic conversion into two bedrooms and a bath came in ahead of schedule and under budget. People also come back — one customer wrote in 2025 about a third project, and a retired Beverly remodeler wrote in December 2016 that after closing his own business he had sent many of his old customers to Patrick. What to ask about is money. Two customers raised it unprompted: one in 2024 wrote that they are "not cheap, but you get what you pay for," and one in 2022 put it more flatly — "Are they cheap, no, not even a little bit, but they are fair, honest, and punctual." Nail down what the design phase itself costs before it starts. Its Massachusetts home improvement contractor registration is active, its BBB page is an A+, and Houzz shows 5.0 from 38 reviews; that Houzz profile also lists a National Association of the Remodeling Industry membership and a Certified Remodeler designation, which are the directory's listings rather than anything confirmed against a registry. One caveat on the written history: 27 of the 42 accounts predate 2021, so the long stretch of it is older than it looks at first glance. For a whole-room renovation or an addition on an older Beverly-area house — the kind of job where the planning matters as much as the framing — this is a straightforward call. Budget for the price the reviews describe.

When we purchased our historic farmhouse a year ago, we did so with the intention of renovating some of the spaces without disrupting the overall style and feel of the house. Our focus was the kitchen, wet bar, garden room and one bathroom. During our first meeting with Pat, we were impressed with his professionalism and desire to understand not only what we wanted in terms of design, but also our expectations of the General Contractor. Subsequent meetings with the design team allowed us to create a detailed rendition of the finished project, a process that was interactive and invaluable. Aimee and Christina provided excellent guidance in selecting materials to bring our vision to life. Once construction began, the on-site team was respectful of our time/space, and they left the areas organized and clean at the end of each day. When challenges arose, they were great about communicating our options and helping us develop an ideal solution. Dan, Ken and Matt are extremely detail oriented, and our project was completed flawlessly. We highly recommend Godfrey's team for design and renovation projects.
I have had three projects done by Godfrey Design-Build (enclosed front porch, full bathroom with separate stand up shower and new back porch which allowed space for a new half bath and laundry). Pat and his team listened to what I wanted and created ideas and plans which were exactly as I had envisioned them in my mind.
We hired Godfrey Design and Build in 2024 to work on a Master Bedroom addition to our home. For several years we have wanted to build a master bedroom following our first home improvement project (kitchen expansion) by another vendor. We had some challenges with that first vendor which made us hesitant to start another project. However, after meeting Pat the first time we could tell this would be a different experience. He was very professional, approachable, and thoughtful in his presentation of his company and his ideas for the MB expansion. We were immediately impressed by him and his references shared that they re-hired Pat for second projects which reinforced our initial reaction.<br><br>Pat's team including Scott, Fred, Dan, Aimee, and all the vendors they recommended for finishes also demonstrated that level of professionalism. Their work is high quality, they stayed on schedule (and they were very clean!), and ensured minimal disruption as we remained in the house during the renovation. I would not hesitate to hire them for another project and highly recommend Godfrey Design and Build.
Godfrey Design-Build was a breath of fresh air to work with. After struggling with a different design-build firm for 9 months to get them to do simple things like produce a quote, Pat and team came in to timely provide a detailed cost and schedule estimate for our significant renovation. After agreeing to proceed with them, they unquestionably nailed the project.<br><br>Here are the basic attributes that you'd hope for with any contractor that they absolutely crushed:<br>- They show up on time.<br>- They return your calls and messages.<br>- They proactively communicate with you.<br>- They get the job done.<br>- They were professional.<br><br>Here are the advanced level attributes they bring to the table:<br>- They have a team of talented people with experience.<br>- They appropriately set expectations as to what is possible and what it will cost.<br>- We finished our project, which included needing to moving out of our house from April-August, on-time and on budget (minor exceptions being minimal cost additions that we elected to add).<br>- If they ran into something unexpected during the project, they proactively came to us with solutions that kept our vision for the project intact.<br>- They were incredibly gracious and conscientious of our neighbors during the entire project.<br>- They managed all of their subcontractors very well<br>- The details of each payment throughout the project were laid out ahead of time with a schedule and any expenses outside of that were gone over in detail, signed off on/agreed to ahead of time, and itemized.<br>- We visited the house nearly everyday when we weren't staying there, but it was because it was exciting to see the progress they were making and we never felt the need to "check up" on the workers even once.<br>- The quality of work was top-notch.
Godfrey Design & Build completely redesigned and restored part of our 1700's era home. They kept us updated on their progress and timeline, and completed the job exactly within the time quoted. They kept the work area very clean, and we had minimal disruption to our daily lives throughout the process.<br><br>We wanted to keep a lot of the original woodwork in the rooms, close off an old staircase creating a closet on the second floor landing, and to turn the old fireplaces into electric units. All this work was done beautifully and with an eye for detail from the entire team. Fred has a keen eye and helped make our ideas into reality, while making suggestions to keep costs within our desired budget. He had some great ideas; from the fireplaces to paint color.<br><br>The original flooring in one 200 + year old room was also sanded and refinished...it is shocking how it is now like a new floor.<br><br>Godfrey Design & Build made these rooms even more than functional, they actually are a work of art.
