In November 2024 a buyer said Felix Gutierrez, acting as escrow agent, had kept a $15,000 deposit for months on a Dracut transaction after the seller failed to perfect title; the purchase and sale agreement, they wrote, required its return, and a formal demand from their attorney had not moved it. In October 2025 another buyer said their deposit was never returned even after they met every condition of the agreement, and warned others in English and Spanish not to risk their money. Both describe the same mechanism, so that is the first question to put to this office: who holds the escrow, on what terms, and what triggers its release. What people wrote before that looks quite different, and it is older. Rey Realty is a Revere brokerage whose Massachusetts broker licence is active on the state registry, and through 2021 and 2022 its agents drew steady praise, mostly for speed. A December 2021 seller said Mike Montero sold their three-family in Lynn for well over asking. Another that month wrote that after a lender declined to pre-approve them, Montero sent them to a different loan officer, got the approval inside a week, had an offer accepted the next day, and saw them close 21 days later. A client relocating with children on short notice in autumn 2021 was in a new apartment by mid-October. The bench is broad, and reviewers name individuals rather than the office: Montero, Christian Boller for apartment hunts in 2023 and 2024, Carmen Vega for a 2022 search that had stalled with other agents for more than a year, Jen for property questions, and Gutierrez with Lisbeth for filling a Chelsea multi-family with tenants. A 2022 first-time buyer credited Gutierrez with landing the house they wanted and with passing along contractor referrals months after the closing. Several reviews are written in Spanish. Weigh the timing. Nearly all of that praise is from 2021 and 2022, a large block of it inside a single week in December 2021, while both complaints are from the last two years and both concern held funds. If you are renting an apartment or filling a unit, the rental-side accounts are consistent. If you are buying and this office will hold your deposit, get the escrow terms and the escrow agent named in writing before you sign anything.

After fulfilling all the conditions of the agreement, our deposit was still not returned. Despite meeting the terms, we were met with delays, excuses, and ultimately, no refund. It appears that this agent is representing sellers who act in bad faith. Buyers should be extremely careful, as our money was withheld in a way that feels dishonest. This is not the type of behavior you expect from a professional real estate agent. I do **not** recommend working with Felix Gutierrez or Reyes Realty Group. I am extremely disappointed with my experience with Felix Gutierrez and Rey Realty due to an ongoing issue with an escrow deposit. Felix, acting as the escrow agent, has held my $15,000 deposit for months related to a property transaction in Dracut, MA. According to the Purchase and Sale Agreement, the deposit should have been returned once the seller failed to perfect the title. Despite this clear requirement, Felix has not released my funds, even after my attorney issued a formal demand. This situation has caused significant financial hardship and stress, and efforts to resolve it through professional channels have been ignored. As a licensed real estate broker, I expected Felix to uphold ethical and professional standards in handling escrow funds. Sadly, my experience has shown otherwise. I hope that posting this review will prompt a swift resolution. I urge Felix to fulfill his duty as an escrow agent and release my deposit immediately to avoid further escalation. Buyers and sellers should be aware of this issue when considering Rey Realty for their transactions.
Great experience working with Christian Boller! He was very responsive and helpful and went above and beyond to help my roommates and I find a place and even followed up with us after our move in. Would definitely work with him again!
