Juliano Sampaio's name is in nearly every review of JS Masonry, usually attached to something specific: a bluestone patio finished in two days, a rock wall and steps, an 1850 chimney replicated to the Portsmouth historic commission's requirements. The Framingham company goes back at least to 2015, when a Worcester Business Journal listing carried its Draper Road address and Sampaio's name, and it holds a 4.8 average across 41 Google ratings, with 5.0s on smaller sets at Angi, HomeAdvisor and Houzz.
Hardscape is the bread and butter — paver walkways and patios, bluestone, steps, rock walls. A customer this June said a paver patio JS built about five years earlier had held up, and that when they went to expand it, JS came back the most reasonable of the quotes they gathered. Speed comes up constantly: a patio finished in a day and a half in a May 2025 job, a concrete walkway replaced in a single day in another, new stone steps done in a day in an August 2025 review.
The second strand is stone veneer and chimneys. A March 2025 customer working from Stoneyard's list of qualified installers said JS was by far the most responsive on it and quoted the thin-veneer job after a few questions. In an August 2025 review, a homeowner had a new chimney built for their heating system, with red brick sourced for a classic look, a footer dug five feet down to the house foundation, and a warranty on it. In May 2024, another had a leaking chimney's top rebuilt, repointed and capped.
The exception is worth reading closely. In July 2023, a customer who hired JS to fix leaking around their chimney — repointing, a new concrete cap and full waterproofing — wrote that the chimney looked much better afterward, but that the leaking along it continued, and left one star. It is the only one-star account among the 41 reviews on file. If your job is a diagnosis rather than a rebuild, water getting in and nobody sure where, that's the case to press on: ask what happens if the leak persists, and get the answer in writing.
One more note on scheduling: an April 2026 reviewer said Juliano quoted a roof-up chimney rebuild the day after they asked, in late December, then did the work first thing in spring — reasonable for masonry, but plan around the season.
