Two different companies seem to live inside Inbound Real Estate, and which one you meet depends on whether you are still shopping or already holding keys. The Fenway brokerage has been trading since 2008 — BBB lists the corporation as started and incorporated that July, 18 years in business, five employees, with Paul Clark as chief operating officer. Its Massachusetts broker licence, number 8441-RE-C, is active and held by Inbound Real Estate, Inc. The company describes itself as handling apartment rentals, condo and home sales, and property management, with agents showing places by appointment seven days a week from 9AM to 9PM across Boston plus Brookline, Cambridge and Somerville. The search side draws the warmest writing, and it tends to name a person. A May 2024 reviewer credited agent Steve Brillhart with negotiating them through a brutal 2023 single-family market in Greater Boston; a September 2022 renter said the same agent answered a long run of emails promptly and chased down answers. Back in 2011, a commenter on r/boston singled out Julian Beechko for only showing them places that actually fit. A November 2025 review came from someone who manages property for a living and called Inbound the best of dozens of management companies they had dealt with. After the lease is signed, the story changes. In an August 2023 review, a Fenway tenant said their apartment had been described as "a little older" but arrived with a dishwasher that leaked for days and took two months to fix and folding doors that were broken, with maintenance requests answered slowly. A August 2022 renter of three years described the same maintenance lag, then a dispute in which — they said — staff charged their roommate last month's rent and would not refund it. A third, from June 2022, is four words long: unprofessional, unreliable, non-responsive. Google's overall figure sits at 3.5 stars across 35 ratings, which is roughly where that split lands. The company is a Boston Chamber of Commerce member, and its BBB profile carries an A+ grade — though it is not a BBB Accredited business, which are separate things. If you are buying or renting through them, the agent-side record is the strong part and worth asking for by name. If you will be a tenant in a building they manage, pin down before signing who fields maintenance calls, what the response window is, and exactly how last month's rent and the deposit will be accounted for at move-out. Nothing new has been published about them since November 2025.

“we had a great experience with Julian Beechko at Inbound Real Estate -- he was very friendly and easygoing, was constantly in contact by email and phone, and only showed us places that would work for us.”

I have to say, of all of the many dozens of property management companies I’ve worked with over the years - Inbound has been the absolute best. They are extremely professional, organized, knowledgeable & responsive. I manage properties myself & I get how thankless it can be day to day. They’re a breath of fresh air in a market saturated with the opposite. Can’t recommend their services enough.

I had a really positive experience with the Inbound for my apartment in Fenway. They were fast and quick communicators and our older building was very well taken care of. Renting can be really challenging in the city, but I felt like everyone I talked to at Inbound was honest and considerate. I would have stayed with them longer term if I didn’t need to move to a new city!

Our agent Steve Brillhart helped us navigate an extremely tough SFH market in 2023 in the greater Boston area. His expertise and ability to negotiate our offers was the driving factor in us being able to purchase a home. Always available and always supportive, Steve put our minds at ease consistently through the process. I would highly recommend Steve and Inbound Real Estate to represent you if you’re trying to purchase or rent a home or apartment. Our experience was great!

Huge thank you to Inbound for helping me secure the most perfect home. Each of the staff I dealt with were super accommodating. Especially my agent who spent a great deal of time showing me countless options throughout the city and surrounding areas. I couldn’t have asked for a better agent or company to guide me through this process. Highly recommend Steve for anyone searching for the perfect place!

I had an extremely negative experience with Inbound Real Estate. Like other reviews mentioned, agents were quick to respond during our search for an apartment, but after the lease was signed they did not offer the same care. My roommate and I were told that our apartment in the Fenway area was "a little older," but weren't aware of some of its major flaws before renting. These included a broken dishwasher (which took 2 months to fix after leaking for multiple days) and broken folding doors. Maintenance requests were responded to extremely slowly, and the maintenance team and property managers were unresponsive to emails and phone calls. The majority of the time I called the property managers, the phone went to voicemail and none of my calls were returned. Additionally, before renting we were assured that there would most likely be a washing and drying machine on site. However, upon moving in we were told that there was a "hiccup in the installation" of these machines, but the management was working to fix the issue. 12 months later, there was still no laundry on site. This was an extreme inconvenience that I would have taken into consideration before renting, had I known the issue would persist all year.
