Harvard Ave Realty rents apartments in Allston — one storefront at 1216 Commonwealth Ave, a Massachusetts broker licence that checks out active in the state registry, and, by its BBB page, 22 years in business under manager David Sugarman. Almost everything written about it concerns finding a lease, not buying a house. When it goes well, it goes on the strength of one agent. Four 2023 reviews name Romauld Paul specifically: one renter said he showed multiple apartments and left them time to decide, another went from first contact to signed lease in under two weeks, and a renter searching from Florida said he showed the unit over FaceTime and checked in every day or two. Reviewers in 2022 said much the same about an agent named Phaedra — a couple arriving from overseas with nine days to land an October lease credited her with staying with them to the signing. A 2021 landlord said David and his team placed a tenant during the post-COVID crunch. The harder part of the picture is the part a renter should read first. In February 2024, the Boston Globe, GBH, MassLive and MassLandlords all reported that Harvard Ave. Realty Inc. was among 20 Boston-area landlords and brokers named as defendants in a Housing Rights Initiative lawsuit alleging refusals to rent to tenants holding Section 8 vouchers. The coverage prints a broker's reply to a tester who asked whether she could use her voucher: "No I'm sorry." That is an allegation, and none of the coverage here says how it ended. The one-star reviews circle money and access. A 2021 reviewer wrote that the company held on to their money with promises and threatened not to return it. In May 2025 a renter waited more than 30 minutes for a tour that never happened, with no answer by phone or message. Another in 2021 described an agent who was rude and hung up. The single review on its BBB page is a complaint that a company representative tried to enter an apartment without the consent of one of two lessees. And on r/bostonhousing in November 2025, a poster pointed out that a broker emailing from harvardaverealty.com was not listed among the agents on the firm's own site. Google settles at 3.9 across 26 ratings, which is about where this lands: individual agents who get people housed fast, inside a company carrying a fair-housing suit and repeated complaints about deposits and follow-through. If a friend points you at a specific agent here, that is the version reviewers like. Confirm the agent is on the firm's roster, get every deposit term in writing before you send money, and ask about voucher policy up front.
“The realtor/broker is with "Harvard Ave Realty", has an email @ harvardaverealty.com, but he's not listed on their site with the other agents there.”
““Hi Ia,” one tester wrote to Ia Iarajuli, a broker from Harvard Ave. Realty.”
“I wanted to clarify if I could use my section 8 voucher at this property?Ia Larajuli: No I’m sorry”
“Named in the complaint were Charlesgate Realty Group LLC, Zee 219 Commonwealth LLC, Harvard Ave. Realty Inc.”
“Major landlords like Charlesgate Realty Group, Harvard Ave Realty and East Coast Realty were among those named in the suit.”
“names both owners of small properties and large real estate companies such as the Charlesgate Realty Group, Concept Properties, and Harvard Ave. Realty, court records show.”
We had a bad experience in renting house with the agent Phaedra. We were waiting for her more than 30 mins for the room tour, but she didn’t not reply to us nor did she answer the phone call. I seldom leave a bad comment on google, but our experience with Phaedra is really terrible. Hope the company could be responsible to this issue and treat their clients properly and professionally.
I want to rate Harvard Ave Realty a 6 Star, mainly due to Romauld Paul. During these challenging times when the Boston market is highly competitive for renting apartments, he made sure to make the entire process smooth and systematic. He showed us multiple apartments and provided us ample time to consider so that we could make the right decision. He got me a great apartment under my budget, and the process was completed professionally. Please contact him if you are looking for an apartment; he will ensure you get a good deal.
We worked with Romauld Paul and could not be happier. He was extremely professional, responsive, friendly, and was with us every step of the way. Absolutely above and beyond, and we went from first contacting him to signing the lease in under two weeks. He found us a great apartment that is beyond what we were looking for way under our budget. We’re beyond thrilled and happily recommend working with Romauld to anyone.
Harvard Ave realty is the place to be! They helped me find an apartment in no time in the smoothest way possible! I was lucky to meet Romauld Paul he is awesome!!
I highly recommend this realty company, specifically the realtor Romauld Paul. He helped me find an apartment that was best for me while I was all the way living in Florida, and having him as my realtor couldn't have made the process go any easier or smoother. He understood my budget and what I was looking for, was able to facetime me the place instead of just pictures, and communicated with me every if not every other day in terms of the apartment and helped me get it! Because of him I secured an apartment I absolutely love, and give all my thanks and appreciation towards him!!
